📅 Scheduling & Registration
How do I schedule the NMLS exam?
The NMLS exam is administered by Prometric testing centers. You schedule through your NMLS account at nmls.stateregulatoryregistry.org. After completing your pre-licensing education, you apply for your exam in NMLS and then schedule at a Prometric location near you.
How much does the NMLS exam cost?
The NMLS SAFE exam fee is $110 for the National Component with Uniform State Content (the combined exam). This fee is paid when you schedule through Prometric. If you need to reschedule, do so at least 3 business days before your appointment to avoid forfeiting the fee.
What do I bring to the testing center?
You need two valid forms of ID. Primary ID: a government-issued photo ID (driver's license, passport, military ID). Secondary ID: any additional ID with your name (credit card, debit card, or another government ID). Both IDs must show your name exactly as it appears in NMLS. Leave your phone, notes, and bags in your car or a locker at the center.
🔄 Retaking the Exam
Can I retake the NMLS exam if I fail?
Yes — but there are waiting periods. After the first or second failure, you must wait 30 days before retaking. After a third failure, you must wait 180 days. There is no limit on the total number of attempts.
Do I have to retake the entire exam if I fail?
Yes — you must retake the full exam. You cannot retake only the sections you failed. Your score report will show your performance by topic area, which helps you identify what to study before retaking.
How do I find out why I failed?
You will receive a score report immediately at the testing center after the exam. The report shows your overall score and your performance by topic area (Federal Laws, General Knowledge, Origination Activities, Ethics, State Content). Use the topic breakdown to focus your retake preparation.
📚 Study Tips & Preparation
How long should I study for the NMLS exam?
Most candidates study for 4 to 8 weeks after completing pre-licensing education. The most effective approach: 1 hour of focused study per day, working through one topic per week, with the final week dedicated to the mock exam and weak areas. Quality of study matters more than hours.
What are the most important topics to study?
Focus first on Federal Laws (RESPA, TILA, TRID, ECOA, HMDA) which make up 23% of the exam, and Ethics which makes up 16%. Together that is nearly 40% of your score. TRID and RESPA Section 8 generate the most scenario questions. For Texas candidates, Section 50(a)(6) and foreclosure rules are critical.
What is the best way to study for the NMLS exam?
The most effective study method combines three things: (1) Learn the content through structured lessons covering key rules and numbers. (2) Practice with exam-style questions — not just reading, but actively answering scenario-based questions and reviewing explanations. (3) Take timed mock exams to simulate real exam conditions and identify weak areas. Reading alone is not enough — active practice is essential.
Should I memorize specific numbers for the exam?
Absolutely yes. Key numbers appear on almost every exam. The most critical ones: 75% (passing score), 3 business days (LE delivery and CD waiting period), 7 calendar days (min LE to closing), 3 calendar years (TRID cure window), 5 and 30 business days (QWR deadlines), 25 months (ECOA retention), 2 months (max escrow cushion), 80% and 78% (PMI thresholds), 6% (SCRA cap), $10,000 (CTR threshold), 30 days (SAR deadline), 80% CLTV and 3% fee cap (Texas 50a6).
📜 Licensing & After the Exam
When do I find out if I passed?
Your pass or fail result appears on the screen immediately after you complete the exam at the Prometric testing center. You do not have to wait for results. A detailed score report is also available in your NMLS account within a few business days.
What happens after I pass the exam?
After passing, you complete your state license application in NMLS, submit to a background check, pay state licensing fees, and obtain employment sponsorship from a licensed mortgage company. The exact steps vary by state. In Texas, you apply through NMLS and the Texas Department of Savings and Mortgage Lending (TDSML) reviews your application.
How long is the NMLS exam score valid?
A passing score is valid for life — it does not expire. However, if you do not obtain your license within a certain period after passing (varies by state), you may need to check whether any state-specific requirements have changed. The national exam score itself never expires.
Do I need to retake the exam if I let my license lapse?
It depends on how long your license has been inactive. If your license has been expired for 5 or more years, you typically must retake the NMLS exam. If expired for less than 5 years, you may be able to reinstate without retesting. Check your specific state's requirements in NMLS.
What are the continuing education requirements?
Licensed MLOs must complete 8 hours of CE annually: 3 hours of federal law, 2 hours of ethics, 2 hours of non-traditional mortgage products, and 1 hour of electives. Texas requires 1 Texas-specific hour instead of 1 elective hour. All CE must be completed before December 31 each year from NMLS-approved providers.
Is there a criminal background check for the NMLS license?
Yes — all MLO applicants must submit fingerprints for an FBI background check. The SAFE Act has two mandatory bars: any felony within the preceding 7 years, and any felony ever involving fraud, dishonesty, breach of trust, or money laundering (permanent bar with no time limit). Credit reports are also reviewed, though credit issues are not automatic disqualifiers.
What is the difference between a licensed and registered MLO?
Licensed MLOs work for non-bank mortgage companies and brokers — they must complete all SAFE Act education, testing, and background requirements. Registered MLOs work for federally regulated banks (national banks, credit unions, savings associations) — they register in NMLS but face less stringent requirements than licensed MLOs. The NMLS exam is required only for licensed MLOs.
